This project stands out as one of the most distinctive facilities that Madigan has developed in recent years. The two-story, 5,300-square-foot accessory recreation building boasts a fully operational, below-grade, three-lane bowling alley complete with ball returns and pin setters. It is equipped with state-of-the-art training equipment, a bowling equipment workshop, and a fully functional audio/visual broadcasting studio. The facility also features a custom-designed pool and hot tub area, an indoor/outdoor bar made from reclaimed bowling alley hardwood, a spacious sunlit recreation room, an expansive deck with inset turf, and a beautifully crafted gazebo.
Throughout the construction process, Madigan faced several challenges, particularly concerning water in various forms. Situated next to a protected wetland area, the project required close collaboration with design professionals to establish a continuous waterproof membrane around the below-grade sections of the building. Regular communication with the local Conservation Commission was essential to ensure that all protective measures were implemented and maintained, allowing for swift resolution of any concerns. Furthermore, to protect the delicate bowling lanes and equipment, a high-end dehumidification system was installed. These measures were crucial in ensuring that the client could utilize the space at any time without the worry of water infiltration or humidity affecting the area or damaging the equipment.
Another significant challenge was the project's location within a residential neighborhood. Madigan prioritized open communication with the owner to keep neighbors informed about the project schedule and major developments, aiming to minimize any disruptions while preventing potential impacts on the project itself.
