Cubesmart Tyngsborough Self Storage Facility

Madigan was the Design Build firm on this 112,800 sf new construction self storage project. We partnered with Groundwork Ltd. for professional design services.  We worked very closely with our client, Blue Ribbon Self Storage, to build a state-of-the-art facility, with high-end features not often found in self storage buildings. Special features of the building include 2 separate dedicated and climate controlled drive-in areas, on 2 different floor levels, both of which provide direct elevator access. The facility also includes 18 direct exterior access loading units which are also climate controlled. All exterior and overhead doors provide access via Opentech Bluetooth Technology.

This project was built on a very challenging topographic site visible from heavily traveled Route 3. The team decided to take advantage of the drastic grade changes to allow the benefit of drive in access on two different floors, and the same grade changes required a massive foundation/retaining wall to be incorporated into the project. A complex drainage system under the entire facility ensures that the high groundwater table on the site does not impact the building or its contents. For this project, we used an SS-20 style 10’x10’ grid of structural steel, with a thickened steel-fiber reinforced base slab in lieu of individual footings.
